As a professional real estate photographer, my focus is on showcasing properties in their best light while maintaining realistic expectations for potential buyers. Professional photographs can make the difference between a “glance over” listing to a “must see” listing. Properties with outstanding photographs are more appealing to prospective buyers, listing positions are better, click-through rates are higher and properties sell faster. The way you project your property online can make all the difference to your bottom line.

Typical Photo Shoot: 15 - 40 photos (approx 1 - 2 hours, depending on size of property)
Upon arrival, I will do an initial walkthrough and create a shot list with you. I will shoot what images are needed to showcase the property. I do not overshoot; I take extra care with set up, lighting and editing. At the end of the appointment, we will go through the images together to ensure your satisfaction. If a specific number of photos is needed, these requirements need to be discussed prior to the appointment.
- Appointments available Monday through Friday; Saturday or Sunday appointments available for an additional $125 fee
- Property must be photo ready and will be photographed as-is. All cleaning, decluttering, and styling must be completed prior to arrival.
- Property not Photo Ready/Accessible = cost of full shoot
- Travel/Service Area: City of Carlsbad, request a quote for further distance
- Exterior reshoot: $50 due to season, weather, property refresh
- 24 hour no charge cancellation policy. Last minute cancellations subject to a $50 fee. One cancellation fee waived per calendar year.
